Sani IQ provides pest control throughout Etobicoke — from the lakeside communities of Mimico, Long Branch and Humber Bay to The Kingsway and Rexdale. Mice Control in Etobicoke

Treated on day one, verified at three weeks, then sealed — 12-month warranty, no monthly fees. Mice are moving into homes now — the first cold nights push them toward furnace rooms and garages.

Etobicoke's older brick homes through The Kingsway and Mimico, lakeshore properties near Humber Bay, and additions on long-settled foundations give mice easy access every fall as they move indoors for warmth — and shared walls in semis only make it easier. Sani IQ treats Etobicoke mice at the source: we map and seal the entry points around foundations, garages and utility lines, not just set bait, so they do not keep coming back.

Where we find them getting in around Etobicoke

  • ✓Droppings along baseboards, under the kitchen sink, or in the garage
  • ✓Scratching sounds in walls or ceilings — especially at night
  • ✓Gnaw marks on food packaging, wiring, or wood trim
  • ✓A musky ammonia smell in pantries, closets and enclosed spaces
  • ✓Pets fixating on one wall, appliance, or cabinet
1

Full inspection + entry-point map

Exterior foundation, garage seals, utility lines, weepers, attic and kitchen kick-plates — we document every gap a mouse can use (a dime-width, about 6 mm, is enough). Most homes have 8–15 the owner has never noticed.

2

Treat first — exit routes stay open

Interior treatment plus tamper-resistant exterior bait stations, placed on the evidence (droppings, rub marks, gnaw patterns). We deliberately do NOT seal on day one, so mice leave the structure and die outside — not in your walls.

3

Return visit (~3 weeks): verify, then seal

Once activity has stopped we come back, confirm the knockdown, and seal the entry points with galvanized steel mesh, steel-wool-backed sealant and weatherstripping. Sealing at the right time is the step most companies get wrong.

4

Keep them out + 12-month warranty

Stations stay in and are serviced every quarter; freeze-thaw and settling open new gaps, so we re-inspect and reseal on every visit. Mice return inside the warranty? So do we — at no charge.

The 8 Ways Mice Get Into Etobicoke Homes

Our inspections in Etobicoke find 8–15 entry points on a typical house. These are the ones that show up again and again — and the ones we seal at the ~3-week return visit, once the mice are out.

Cross-section of a house showing the eight most common mouse entry points 1 1. Garage door bottom seal — Worn weatherstrip = open door 2 2. Weepers & foundation cracks — 6 mm is enough 3 3. Utility & A/C line penetrations — Gas, hydro, cable, condensate 4 4. Dryer & bathroom vents — Missing or stuck flaps 5 5. Soffit & fascia gaps — Climb via downspouts and vines 6 6. Roofline & attic vents — Then straight down the wall voids 7 7. Window wells & sill gaps — Basement windows left ajar 8 8. Cantilevers & deck ledgers — Open-bottom overhangs

Mice in Etobicoke — common questions

How do mice get into Etobicoke homes?

The usual entries we find here are gaps where utility lines meet older foundations, worn garage seals, and openings under porches and additions — anything the width of a dime. Sealing these is part of every Sani IQ mice job.

Can you treat mice in a semi or shared wall?

Yes — common in Etobicoke. We treat your side, identify how mice travel through shared voids, and document findings you can share with a neighbour or property manager so the source is addressed.

How do mice get into Etobicoke homes?

The entries we find most in Etobicoke: gaps where utility and A/C lines enter the foundation, worn garage-door bottom seals, weepers and foundation cracks, dryer and bathroom vents with stuck flaps, and soffit or fascia gaps at the roofline. A house mouse needs about 6 mm — the width of a dime. Mapping and sealing every one of them is part of every Sani IQ mice job in Etobicoke.

Why don't you seal the entry points on the first visit?

Because sealing first traps mice inside — they die in wall voids and you get the smell for weeks. Our exit-first protocol treats on day one with exit routes open so mice leave and die outside, then we return in about three weeks to verify the knockdown and seal. Sealing is included; it's the sequence that matters.

Will the mice leave on their own once it gets cold or warms up again?

No. Mice move in for warmth and food in October–November and, once established, a house is better than outdoors in every season. A population that has nested inside grows through winter — a female can have 5–10 litters a year. Waiting makes it a bigger job, not a smaller one.

Why Etobicoke Homes Get the Pest Problems They Do

Etobicoke is cut through by three water corridors — the Humber River, Mimico Creek and Etobicoke Creek — and every one of them is a highway for rodents and wildlife. Mice, rats, raccoons and skunks follow those ravine systems out of the greenbelt and into the backyards that back onto them. If your property line touches a ravine, a creek or the Humber trail system, you are on that highway.

The second factor is housing stock, and Etobicoke has four completely different kinds. The Kingsway and Markland Wood are largely 1920s–60s brick homes on stone or block foundations — mortar joints open up with age and become mouse entry points, and the mature trees and older framing draw carpenter ants. Rexdale is post-war bungalows and low-rise near industrial and commercial land, which is rat and squirrel territory. Mimico, Long Branch and Humber Bay Shores are a mix of century cottages and high-rise condo towers, and towers are where cockroaches and bed bugs move unit-to-unit through shared walls and risers.

That is why a single generic treatment plan does not work here. A Kingsway exclusion job and a Humber Bay Shores condo treatment have almost nothing in common.

What Etobicoke Actually Calls Us For

Squirrel removal in Rexdale and along the Humber. Grey squirrels get into soffits, roof vents and attics through gaps you cannot see from the ground. We remove them, seal the entry, and screen the vents so they do not simply move back in the following spring.

Rat and mouse control. West-end rat pressure has risen along with Toronto's, and Etobicoke's ravine corridors and older foundations put homes here at the front of it. We work by exclusion first — finding and sealing the entry points — then bait and monitor, rather than baiting forever.

Cockroaches in condo and apartment buildings. In a Humber Bay Shores or Mimico tower the problem is almost never confined to one unit. We treat the unit properly and tell you honestly when the building needs to be involved, because a single-unit treatment in a shared-riser building will fail.

Wasp and hornet nests. Eaves, soffits, decks and sheds across The Kingsway, Markland Wood and Long Branch — our single most-requested Etobicoke service from July through September.

Carpenter ants and bed bugs. Carpenter ants come with mature trees and older wood; bed bugs come with rental turnover and travel. Both need identification before treatment, not after.

What Is Active in Etobicoke Right Now

Updated 2026-08-15

Late August is peak wasp season. Colonies that started as a queen and a golf-ball nest in May are now at full size and at their most defensive — this is when most stings happen and when nests in soffits and deck framing finally get noticed.

Mice are beginning to move. The first cool nights push them toward foundations, and in Etobicoke's older brick-and-stone housing stock they find the gaps quickly. Sealing entry points now is far cheaper than an established indoor population in November.

Spiders are becoming visible indoors as they mature and hunt, and cluster flies will start gathering on warm south and west walls through September and October before overwintering in attics and wall voids.

Want the whole house covered? Sani IQ Protect is $249 a visit, four visits a year, rodent prevention included. Mice and insects together? Protect Plus is $249 a visit (six visits). Do you remove wasp and hornet nests in Etobicoke?

Yes — it is our most-requested Etobicoke service from July through September. We remove wasp, hornet and yellowjacket nests from eaves, soffits, decks and sheds across The Kingsway, Markland Wood, Mimico and Long Branch, and treat the site so the colony does not rebuild. included on every Sani IQ Protect plan, same-day where the schedule allows.

Can you deal with squirrels and raccoons in Rexdale or along the Humber?

Yes. Squirrels and raccoons follow the Humber River and Mimico Creek corridors into attics, soffits and roof vents. We remove the animal, seal and screen the entry point, and clean up the affected area — removal without exclusion just means they come back next season.

I am in a Humber Bay Shores or Mimico condo. Can you treat just my unit?

We can, and we will tell you honestly whether it will hold. Cockroaches and bed bugs travel between units through shared walls, risers and hallways, so in a tower a single-unit treatment often fails unless neighbouring units and common areas are handled too. We will treat your unit properly and give you what you need to take to building management.

Do you offer same-day pest control in Etobicoke?

Yes — same-day service is available across Etobicoke subject to technician availability. Call (705) 302-1887 and we will give you a window rather than a vague promise.

Are your treatments safe for kids and pets?

Yes. We use reduced-risk, science-based IPM products that are safe for children and pets once dry, and the technician will explain every product before treating your home.

Is Sani IQ licensed and insured in Ontario?

Yes. Our technicians are licensed under the Ontario Pesticides Act, registered with the Ministry of the Environment, Conservation and Parks, and we carry $5M liability coverage.

What areas of Etobicoke do you serve?

All of Etobicoke — The Kingsway, Mimico, Long Branch, Rexdale, Humber Bay and Markland Wood — plus Islington-City Centre, Alderwood, New Toronto, Eatonville and the western GTA.
