Single visit vs. Complete Protection: the $150 that usually pays for itself
The most common question we get on the phone is why mice have two prices.
Mice single visit ($345) is a treatment. A technician comes, identifies activity, places control materials in the right locations, and leaves. For a genuinely isolated problem — one mouse that came in through an obvious open door, caught early — that can be the end of it.
Complete Mice Protection ($495) adds the part that actually determines whether they come back: exclusion. Sealing the entry points. Mice enter through gaps a great deal smaller than people assume, and in Mississauga’s older housing stock they are rarely dramatic — a gap where the gas line enters, a corner of soffit that lifted, a garage door seal that flattened years ago, the space around a dryer vent.

Our recommendation is honest rather than universal: if you caught a single mouse and know exactly how it got in, take the single visit. If you’re hearing activity in walls or ceilings, seeing droppings in more than one room, or this is the second time in two years, take the Complete Protection — you are already in the repeat cycle.
What makes Mississauga different
Pricing is city-wide, but the problems aren’t evenly distributed, and knowing which one you have tells you which line on the table applies to you.
Highrise and condo cockroaches. The Hurontario and City Centre corridor, plus the older rental towers along Dundas and Burnhamthorpe, produce a specific and frustrating problem: German cockroaches in multi-unit buildings. These do not respect unit boundaries. They travel through shared plumbing chases, wall voids and electrical runs, which means a single-unit treatment in a building with an untreated neighbour is a temporary fix, not a solution. This is the one case where we will tell a caller to talk to their property manager before booking, because building-wide treatment is the only thing that holds. Older housing and mice. Port Credit, Streetsville, Clarkson and Lakeview have a lot of homes built between the 1940s and 1970s — fieldstone and block foundations, original wood soffits, settled sill plates, additions with imperfect junctions. Every one of those is a rodent entry point that a 2015 build simply doesn’t have. It is why the mice-per-household rate in these neighbourhoods runs visibly higher, and why the Complete Protection tier is the one we recommend most often south of the QEW.
Wasps, everywhere, right now. August is peak wasp season and Mississauga’s mix of mature trees, decks and both older soffits and newer brick-veneer weep gaps gives colonies plenty of options. Carpenter ants near the creeks. The wooded corridors along the Credit River, Erindale and Sawmill Valley put a lot of homes next to mature deadwood, which is where carpenter ant satellite colonies come from. Why “from $99” quotes balloon
If you’re comparison shopping, you’ll see prices well below anything on our list. Here’s what’s usually behind them.
The $99 is an inspection, not a treatment. It gets a technician to your door. The treatment is quoted after.
Per-room, per-unit, or per-linear-foot pricing. A “$149 starting” cockroach price can mean $149 per room. A three-bedroom apartment quietly becomes $500+.
Follow-ups billed separately. Many pest problems legitimately require a second visit — that’s biology, not upselling. The question is whether the second visit was in the original number. Ask directly: “Is the follow-up included, and how many are included?” If the answer isn’t a specific number, assume zero.
Exclusion quoted as a separate job. Common with rodents. The treatment is cheap, the sealing work — the part that actually resolves it — arrives as a second invoice, often several hundred dollars.
No warranty period. A cheap treatment with no coverage means a recurrence is a fresh full-price call.
None of this makes those companies dishonest. It makes their advertised number not comparable to ours. When comparing, ask for the all-in figure including follow-ups, exclusion and warranty — then compare that to $345, $475 or $525.
When the annual plan is worth it (and when it isn’t)
Annual plans run $845, $1,195 and $1,395 for VIP, plus a one-time $99 initiation. They cover scheduled seasonal service and ongoing protection rather than one reactive treatment.
The plan wins when you’ve called for pest control more than once in the past two years; you have an older home with multiple entry points; you back onto a ravine, creek, park or construction site; you have a detached garage, shed or pool house; or you simply don’t want to think about it. Two one-off treatments a year ($345 + $475 = $820) is already the price of the entry plan, without the seasonal coverage.
The plan is not worth it when you have one specific problem right now, no history, and a newer, tight house. Book the single service. We’d rather you spend $245 on the wasp nest and go back to your summer.

I rent. Who pays? In Ontario, maintaining a rental unit in a good state of repair — including pest control — generally falls to the landlord under the Residential Tenancies Act, particularly where the source is structural or building-wide, as it almost always is with cockroaches in a highrise.
